Do upfront, prorated, and gift-card specials cost the same?
Not quite. Two specials with the same weeks free have the same net effective, but they differ on cash timing and on what you’d owe if you left early. A gift card is a different thing entirely: it doesn’t lower your rent at all. When we decode specials decoded on your shortlist, we show all three on the same basis so you can pick the one that fits your plans.
The three formats
| Format | How it’s applied | Net effective | Move-in cash | Payback exposure early on |
|---|---|---|---|---|
| Upfront | First weeks or months at $0 or reduced | Lower | Lowest | Highest |
| Prorated | Value split into a monthly credit | Same as upfront | Normal | Lowest |
| Gift card | Card at move-in; rent unchanged | Unchanged | Normal | Card may be clawed back |
Worked math: same special, three formats
$1,500 base, 8 weeks free, 12-month lease. Free rent = $1,500 × 12 ÷ 52 × 8 = $2,769.
| Upfront | Prorated | $1,000 gift card instead | |
|---|---|---|---|
| Net effective | $1,269 | $1,269 | $1,500 |
| Monthly payment | $0 first ~8 weeks, then $1,500 | $1,269 every month | $1,500 every month |
| Year-one rent paid | $15,231 | $15,231 | $17,000 after the card |
| Received if you leave at month 6 | $2,769 | $1,385 | $1,000 |
What it means for you: the upfront and prorated specials cost the same over the full year. The gift card is worth $1,769 less here. If there’s a chance you’ll leave early, the prorated special puts less at risk.
Why we keep gift cards out of net effective
A gift card doesn’t change what the lease says you owe each month. Counting it as rent would make a special look deeper than the lease allows, so we show it separately.
When upfront makes sense
- You want to lower move-in cash, for example while you’re still paying rent at your current place
- You’re confident you’ll complete the lease
- The concession addendum has no full-payback clause, or a prorated one
When prorated makes sense
- You want a steady, lower monthly payment that matches your budget
- There’s any chance you’ll move early, for a job or a home purchase
- You want your monthly rent to match net effective, so budgeting is simple
When a gift card is fine
A gift card can be a bonus on top of a rent special, or a reason to choose between two otherwise equal buildings. On its own, it’s usually worth less than weeks free. Check whether the card is paid at move-in or after a period, and whether it’s charged back if you leave early.
What to check in the addendum
- The format: upfront, prorated, or card
- The concession value in dollars
- When it’s applied to the ledger
- The payback terms on early exit; see concession payback clauses
The concession format calculator on our tools page compares all three for any special, and our net effective rent guide explains the underlying formula.
