1. Agreement to terms

By using newapartmentsaustin.com or our services, you agree to these terms. New Austin Apartment Team is a team of Spirit Real Estate Group, LLC, a licensed Texas real estate brokerage (TREC #562021).

2. What we provide

We help renters find and compare new apartments in the Austin metro, including:

  • New Build Board: Every in-scope community on one map, with base rent, the special, net effective, true monthly, and year two pulled every morning.
  • Specials: Specials confirmed within the last 7 days, each decoded to net effective and year two, with base rent shown beside every discount.
  • Lease-Ups: Buildings already open and filling, sorted by stage and fill estimate, with what's finished and what the special does to your monthly cost.
  • Opening Soon: Pre-leasing communities with opening dates we confirmed within 30 days, matched to the date your current lease ends.
  • Build-to-Rent: New detached and townhome rental communities, priced on the same true-monthly basis as every apartment on the board.
  • Income-Restricted: New buildings with income-qualified units, labeled on every card, with dated 2026 income limits and voucher rules.
  • Near Work: New buildings matched to your job by free-flow drive time, route, and toll, with the toll added into your true monthly.
  • Near Transit: New buildings by distance to MetroRapid and rail stops, from each building's durable profile.
  • Moving to Austin: A remote shortlist for renters relocating to the metro: five-county overview, electric by area, tolls, and live video walks of the actual unit.

We also publish guides, rent math tools, and a monthly view of the market.

3. Cost to renters

Our service is free to renters. Communities pay the brokerage when a renter we referred signs a lease. Your rent is the same either way. Commission rates never affect the score, sort, placement, recommendations, or alerts.

4. Prices, specials, and estimates

Prices and specials come from a daily feed and are dated. They can change at any time, and the community sets the final rent, fees, specials, and approval. Calculators and examples are estimates only. We don't guarantee pricing or approval; we confirm terms in writing before you sign. Examples marked "Illustration, values as of Oct 25, 2026" show how our math works and are not offers.

5. Your lease is with the community

Any lease you sign is between you and the community. Read your lease and every addendum. We'll read the concession and fee addenda with you, but we don't provide legal advice.

6. TREC notices

Texas law requires us to provide the TREC Information About Brokerage Services and the TREC Consumer Protection Notice. Any affiliation between a listed community and Spirit Real Estate Group, LLC or the team is disclosed in writing before a tour.

7. Acceptable use

Don't misuse the site, scrape it in bulk, submit false information, or interfere with its operation. Saved lists and alerts are for personal use.

8. Intellectual property

Site content, including text, data compilations, the Austin New Build Score, graphics, and logos, belongs to Spirit Real Estate Group, LLC or its licensors. Community names and photos belong to their owners and are used with permission and credit.

9. Limitation of liability

To the extent allowed by law, Spirit Real Estate Group, LLC isn't liable for indirect, incidental, or consequential damages arising from use of the site or from a community's pricing, approval, construction timing, or performance.

10. Changes

We may update these terms. The date above shows the latest version.
