Fair Housing
We follow the Fair Housing Act on every search, every page, and every shortlist.
- Free to you, and your rent is the same either way
- 144 new communities tracked (as of Oct 25, 2026)
- Prices pulled every morning
Our commitment
Spirit Real Estate Group, LLC (TREC #562021) and the New Austin Apartment Team follow the federal Fair Housing Act and the Texas Fair Housing Act. We don't steer by race, color, religion, sex, national origin, familial status, or disability.
How we write about buildings and areas
- We describe buildings, not people. Class and product terms describe buildings.
- We don't use safety or crime language, and we don't describe any area as a "good part of town."
- We don't use phrases such as "great for families," "young professionals," or "quiet community."
- Schools are facts: the district name and its lookup link. The one exception is a TEA district rating with its year in head-to-head comparison tables only, never in any score or as praise.
- The Austin New Build Score never scores location, schools, reviews, or people.
How we personalize searches
We personalize only from what you tell us on the form or by phone, text, or email. Advertising follows special ad category rules for housing.
Accessibility
If you need a unit with accessibility features, tell us what you need and we'll confirm availability and features with each community in writing. If you need help using this website, email hello@newapartmentsaustin.com or call 512-000-000.
Equal Housing Opportunity
We are pledged to the letter and spirit of U.S. policy for the achievement of equal housing opportunity throughout the nation.
Fair Housing: questions
Direct answer first, then the source and date. If your question isn't here, ask us on the form or by text.
Do you recommend neighborhoods based on who lives there?
No. We describe buildings, commutes, prices, and utilities. We never describe residents or use terms that steer.
Why do you list school districts?
Because the district changes by address and renters ask. We list the district name as a fact with its lookup link and never use it in a score or as praise.
How do you personalize a shortlist?
Only from what you tell us: move date, budget, size, must-haves, pets, commute, and priorities.
How do I report a concern?
Email hello@newapartmentsaustin.com. You can also contact HUD or the Texas Workforce Commission Civil Rights Division.
Can you guarantee a price or approval?
No. The community sets both price and approval. We confirm them in writing before you sign.
Keep comparing
Income-Restricted
New buildings with income-qualified units, labeled on every card, with dated 2026 income limits and voucher rules.
New Build Board
Every in-scope community on one map, with base rent, the special, net effective, true monthly, and year two pulled every morning.
Moving to Austin
A remote shortlist for renters relocating to the metro: five-county overview, electric by area, tolls, and live video walks of the actual unit.
You don't have time to call 20 leasing offices. We do.
Send us your move date and all-in budget. We confirm the unit, the special, and the written fee sheet the same day during hours, then show you year two before you tour.
We don't guarantee pricing or approval. The community sets both, and we confirm them before you sign.
