Why it goes wrong

Why New Apartment Searches in San Marcos Go Wrong

The local problem

A lower rent that costs more once I-35 is counted

What you see

A unit here looks cheaper than a comparable building in Austin, then the daily I-35 drive eats the savings in fuel, time, or SH-130 tolls.

Why it happens here

Downtown Austin is about 35-50 free-flow minutes away on I-35, and downtown reconstruction runs from 2027 to 2033. Texas State's 47,513 students (fall 2026) also add traffic and campus-calendar leasing nearby.

What we do

Our near-work search puts the commute cost beside true monthly, so you compare total cost instead of rent alone.

Problem 1

The commute gets priced at zero

A lower rent 35-50 free-flow minutes from downtown Austin can cost more in time and fuel than it saves. Rush hour on I-35 varies a lot.

Problem 2

Utilities aren't uniform

Electric may be Pedernales, Bluebonnet, or another provider depending on the address, each with its own deposit rules.

Problem 3

High vacancy goes unused

At 19.9% vacancy, buildings expect to be asked. Renters who don't ask take the first special offered.

So we add the commute beside true monthly, check electric by address, and ask for a lower base where vacancy gives room.

Unique to this area

What brings renters to San Marcos, and how we help here

Renters look at San Marcos for two reasons: lower rent with room to ask, and a Hays County address that still works for an Austin commute. At 19.9% vacancy in Q2 2026 (Matthews), the city was second only to Far North Austin. Buildings near the I-35 frontage put the drive to Austin front and center, while the SH-123 corridor trades a few minutes for a different utility setup and, often, a lower true monthly.

Southeast Austin and the airport About 30-40 min free-flow I-35 or SH-130 SH-130 is a toll road

Approximate free-flow ranges across the area's tracked buildings. I-35 times vary widely by hour; each building card shows its own minutes, route, and toll.

Live cards

These cards load from the daily feed

We never print a building's price or special as fixed text. Stale prices hide, and unconfirmed specials don't publish. Ask for the current list and we'll send it the same day during hours.

Room to ask: the leverage block

Vacancy here was 19.9% in Q2 2026 (Matthews), second in the metro only to Far North at 25.0%, and ahead of Northeast (17.0%) and Southeast (16.2%). That's room to ask, and we'll show you every building here with its I-35 drive to Austin.

We'd ask for a lower base rent first. A $50 lower base saves $600 a year and carries into year two, because renewals price from base rent. A bigger special with the same base looks better in year one and costs more in year two. Leverage measures room to ask, not area quality.

Local knowledge

Our New Apartment Knowledge in San Marcos

Getting around: I-35, SH-123, and SH-130

I-35 is the main route north to Kyle, Buda, and Austin, with no toll on the main lanes. It's also the most variable commute in the metro: free-flow and rush-hour times can differ a lot, and I-35 downtown work from 2027 to 2033 can add time at the Austin end. SH-123 runs south and east from town, and SH-130 offers a tolled east bypass around Austin traffic.

If you'll commute to Austin daily, we show free-flow minutes plus an estimate for your start time, and we price the SH-130 toll if that route saves you time. Time has a cost too; we'd weigh a lower true monthly against the extra minutes rather than looking at rent alone.

What the new buildings here look like

New construction here includes garden-style and wrap buildings along the I-35 frontage and along SH-123, with some townhome-style communities toward the Kyle and Buda edge. Many are in lease-up at once, which helps explain the 19.9% vacancy and the range of specials.

Utilities vary here. Depending on the address, electric may come from Pedernales Electric Cooperative, Bluebonnet Electric Cooperative, or the city, and water may be billed by the property. We confirm the provider for each address with the feed and we'll help you set it up before move-in. A 12-month letter of credit from your current utility can waive the PEC deposit (up to $150).

Market context for Hays County

Metro effective rent was $1,316 in Q2 2026 (Northmarq), and asking rent was $1,508 in May 2026 (Yardi). Metro deliveries fall from about 13,000-14,900 in 2026 to about 7,000 in 2027 (Austin Apartment Association; Northmarq), so the number of lease-ups competing here may change over the next year. We don't predict prices; we show today's dated numbers.

Straight answers

San Marcos New Apartment FAQs

Direct answer first, then the source and date. If your question isn't here, ask us on the form or by text.

Do you cover San Marcos and the rest of Hays County?

Yes. We track new builds in all five metro counties, including Hays, where Matthews put vacancy in the city at 19.9% in Q2 2026. Every building card shows its I-35 drive to Austin.

How long is the drive from San Marcos to Austin?

About 35-50 free-flow minutes to downtown via I-35, depending on the building. Rush hour adds a lot, so we estimate your actual start time too.

Who provides electric at new buildings here?

It depends on the address. The city runs its own electric utility, and Pedernales and Bluebonnet cooperatives serve other parts of the area. A 12-month letter of credit can waive the PEC deposit (up to $150).

Are new buildings near Texas State leased like student housing?

Some are and some aren't. Texas State counted 47,513 students on its fall 2026 census day, so we confirm whether a building leases by the unit or by the bed before you tour.

Is rent lower here than in Austin?

Often, but compare true monthly plus the commute. We put both side by side so a lower rent doesn't hide a higher total cost.

Will I-35 construction affect an Austin commute?

It can. Reconstruction through downtown Austin runs from 2027 to 2033 and may change which route is fastest during your lease. We flag it on any shortlist with a downtown commute and price the SH-130 toll alternative.

What can't you guarantee in Hays County?

Price and approval, which the community sets. We get both, along with the special, in writing before you sign.
