How do you rent a new Austin apartment before you arrive?

If you’re moving from out of town, you can’t tour 20 buildings, and you shouldn’t have to. We tracked 144 new Austin apartment communities across five counties on Oct 25, 2026. We make the calls, confirm the unit, the special, and the written fee sheet, and run a live video walk of the actual unit, not the model.

Remote leasing in Texas usually runs on e-signing through the property’s portal on a Texas Apartment Association (TAA) lease. We read the lease addenda with you before you sign, so nothing in the concession or fee pages surprises you after you land.

What does the Austin metro look like for a new arrival?

CountyExamples of where new buildings sitNotes
Travis CountyFar North, Northeast, Far East, Southeast AustinAustin Energy serves most city addresses; Austin Water in the city
Williamson CountyRound Rock, Georgetown, Hutto, Leander, TaylorMixed providers; Round Rock ISD, Leander ISD, and others
Hays CountySan Marcos, Kyle, BudaI-35 commute to Austin; Hays CISD and San Marcos CISD
Bastrop CountyBastrop, Elgin edgeSH-71 toward SpaceX Bastrop; Bluebonnet territory
Caldwell CountyLockhart edgeSH-130 corridor south

ISDs are listed as facts with their district names, such as Round Rock ISD, Manor ISD, and Hays CISD, never as ratings. Our areas page shows where we track the most new buildings.

Which utilities will you set up?

Electric depends on the address. Across 144 board buildings: Austin Energy 83, Pedernales Electric Cooperative 28, Bluebonnet 13, Georgetown Utility Systems 3, and Oncor with plan choice 16, where you pick a retail electric provider. Water is Austin Water in the city, or billed by the property in many buildings.

A 12-month letter of credit from your current utility can waive the utility deposit at Austin Energy ($200), PEC (up to $150), and Georgetown ($250). Request it before you leave. We’ll help you set it up before move-in. See the deposit waiver guide and Austin Energy vs. PEC vs. Bluebonnet.

What do tolls add to your commute?

The 183A Toll Road, SH-130, and SH-45 connect many new buildings to employer anchors. Most are run by the Central Texas Regional Mobility Authority or TxDOT. A TxTag is cheaper than pay-by-mail. We estimate your monthly toll bill and add it to true monthly so a cheaper apartment farther out doesn’t hide a larger commute cost. The toll roads guide has the formula.

How do you avoid scams when leasing remotely?

Fake listings around new construction often reuse developer renderings and ask for a deposit before a tour. Pay only through the property’s official portal after confirming the leasing office through the property website. Spirit Real Estate Group, LLC is a licensed Texas brokerage (TREC #562021); you can check any agent’s license on the TREC lookup. Our rental scams guide lists the warning signs, and leasing sight unseen explains the safe way to sign remotely.

What we do for a relocation shortlist

  1. You send your move date, all-in budget, size, and where you’ll work.
  2. We call the communities and confirm units, specials, and written fee sheets the same day during hours.
  3. We compare true monthly with tolls and year two, then share our top two picks and the tradeoff.
  4. We run live video walks of the actual units on your shortlist.
  5. We pre-check approval, read the addenda with you, and set up electric and water before move-in.

Why it goes wrong

Why renting from out of town goes wrong

Problem 1

You can't tour 20 buildings

From another state, you're choosing from photos and renderings. The model unit and your actual unit can differ on view, floor, and finish.

Problem 2

The metro is five counties

Travis, Williamson, Hays, Bastrop, and Caldwell counties each come with their own commute, school district, and utility setup.

Problem 3

Scams target remote renters

Fake listings built from developer renderings ask for payment before a tour. Remote renters are the easiest targets.

So we make the calls, walk the actual unit with you on live video, and verify every community before you pay anything.

How we help with moving to austin

  1. 1 Remote shortlist We confirm unit, special, and written fee sheet the same day during hours.
  2. 2 Live video walk We walk the actual unit, not the model, and answer questions on the call.
  3. 3 Apply and e-sign Pre-check the income multiple and documents, then read the addenda with you.
  4. 4 Move-in setup Electric and water start, and a letter of credit to waive deposits where it applies.

When something goes wrong: If the special is missing from the ledger, a fee wasn't disclosed, or move-in slips, we take it up with the community in writing and report back.

Straight answers

Moving to Austin: questions renters ask

Direct answer first, then the source and date. If your question isn't here, ask us on the form or by text.

Can I lease a new Austin apartment without visiting?

Yes. Most communities allow remote leasing with e-signing. We run a live video walk of the actual unit, get the fee sheet in writing, and read the addenda with you before you sign.

Which part of the Austin metro should I live in?

Start with your commute. We sort new buildings by free-flow drive, route, and toll to your job, then compare true monthly. We describe buildings and commutes, never neighborhoods' residents.

Who provides electric in the Austin area?

It depends on the address. Across 144 board buildings on Oct 25, 2026: Austin Energy 83, Pedernales 28, Bluebonnet 13, Georgetown Utility Systems 3, and Oncor with plan choice 16. We'll help you set it up before move-in.

Can I avoid utility deposits when I move?

Often. A 12-month letter of credit from your current utility can waive deposits at Austin Energy ($200), PEC (up to $150), and Georgetown ($250).

Do I need a TxTag?

It isn't required, but pay-by-mail tolls cost more. If your commute uses 183A, SH-130, or SH-45, a TxTag lowers the monthly toll bill we add to true monthly.

How do I avoid rental scams when moving from out of state?

Pay only through the property's official portal after verifying the leasing office through the property website. Check any agent's license on the TREC lookup. We verify every community before you pay.

Can you guarantee a price or approval?

No. The community sets both price and approval. We confirm them in writing before you sign.
