This policy explains how New Austin Apartment Team, a team of Spirit Real Estate Group, LLC (TREC #562021) ("we," "us," "our"), collects and uses information when you use newapartmentsaustin.com or contact us.

1. Information we collect

  • What you send us: name, phone, email, move date, current lease end, apartment size, all-in budget, areas, lease terms, must-haves, pets, commute, priorities, household income, and anything else you choose to share on our 3-step form, by phone, text, or email.
  • Saved buildings: buildings you save without an account are stored in your browser on your device. We don't receive them unless you choose "Send my list to the team."
  • Usage data: standard server and analytics data such as pages viewed, device type, and approximate location derived from IP address.

2. How we use it

  • To build your shortlist, contact communities on your behalf, and confirm units, specials, and fee sheets
  • To pre-check approval requirements such as income multiples before you pay an application fee
  • To call, text, or email you about apartments, with your consent. Consent is not a condition of leasing.
  • To send alerts on buildings you save, only with your consent and at most one a day
  • To improve the site and keep our numbers accurate

3. Our form provider

Forms on this site are submitted to LocusPilot's lead-capture service (leads.locuspilot.com), which delivers your submission to us by email. It strips scripts and HTML from submissions and applies spam limits. We use it only to receive your request.

4. When we share information

We don't sell your personal information. We share it only:

  • With apartment communities you ask us to contact, so they can confirm availability and pricing or register you as our referral
  • With service providers that help us run the site and our communications
  • When required by law, including Texas Real Estate Commission rules

5. Texts and calls

If you give us your number and consent, we may call or text you about apartments. Message and data rates may apply. Reply STOP to opt out of texts at any time.

6. Cookies

We use cookies and similar technologies for basic site function and analytics. You can block cookies in your browser; the site will still work, though saved buildings rely on your browser's local storage.

7. Data security and retention

We use reasonable safeguards to protect your information. We keep it as long as needed to help with your search and to meet brokerage record-keeping rules, then delete or anonymize it.

  • Ask to see, correct, or delete the information we hold about you
  • Opt out of calls, texts, emails, or alerts at any time

9. Children

This site is for adults looking for housing. We don't knowingly collect information from children under 13.
