Electric isn't the same next door
One building may be Austin Energy with no plan choice; the next may be Oncor, where you pick a retail electric provider before move-in.
East Parmer's newer lease-ups sit minutes from SH-130, while the Harris Branch side trades a longer drive for different utility setups.
Area counts, "after special, from" prices, and typical specials render from the feed (area.* tokens), pulled Oct 25, 2026 at 6:14 AM CT. Values shown as "Feed" fill in from the live board.
You compare two new buildings off East Parmer Lane on rent alone, then learn one needs you to shop for a retail electric plan before move-in and the other doesn't.
Austin Energy's territory reaches into parts of Manor and Pflugerville, while Oncor delivers power at other addresses. On Oct 25, 2026, 16 of 144 board buildings were Oncor plan-choice addresses.
For every address on your new-construction shortlist we look up the electric provider first, then help you pick a plan or start service before move-in.

A daily toll commute to Taylor or Giga Texas never shows up in the rent. At $4 a trip, ten trips a week is about $173 a month.
Lease-ups a mile apart can offer very different specials on the same floor plan. Without asking, you take the first one offered.
Northeast Austin is where many renters land when a job at Samsung in Taylor, Samsung Austin Semiconductor on Parmer Lane, or Tesla Giga Texas meets a budget. The newer lease-ups along East Parmer Lane sit close to SH-130, and the Harris Branch and US-290 East side trade a slightly longer drive for different rent and utility setups. Vacancy was 17.0% in Q2 2026 (Matthews), so there's still room to ask.
Approximate free-flow ranges across the area's tracked buildings. Each building card shows its own drive minutes, route, and toll.
Communities pay the brokerage, so every search costs you $0 and your rent is the same either way. The first services listed matter most here.
Each card renders from the feed with base rent, the special, net effective, true monthly, year two, electric, ISD, and the pull time. Pulled Oct 25, 2026 at 6:14 AM CT.

We never print a building's price or special as fixed text. Stale prices hide, and unconfirmed specials don't publish. Ask for the current list and we'll send it the same day during hours.
Vacancy on this side of the metro was 17.0% in Q2 2026 (Matthews), third highest in the metro after Far North (25.0%) and San Marcos (19.9%). That's enough supply for buildings to compete. When two lease-ups near SH-130 have similar finishes, we ask the one with the shorter special to match, or to waive a required fee.
Leverage measures room to ask, not area quality. We'd focus asks on base rent where possible, because year two prices from base rent.
Free to you, and your rent is the same either way. No application fee until we've pre-checked approval, and nothing to sign with us.
SH-130 is the main reason renters choose this side of town. It runs north toward Hutto and Taylor and south toward Del Valle and Giga Texas, bypassing I-35. It's a toll road, so a daily SH-130 commute adds a real monthly cost: ten one-way trips a week at $4 is about $173 a month. SH-45 links east-west toward Round Rock and Pflugerville, also tolled. US-290 runs east toward Manor and west toward I-35 with no toll on the main lanes.
East Parmer Lane buildings tend to sit closest to the SH-130 ramps. Harris Branch and the US-290 East corridor add a few minutes but can open up different rent levels. We show free-flow minutes and the toll for each building so you can see the tradeoff in one number.
Most new construction here is garden-style and three-to-four-story wrap buildings with surface or carport parking, plus some townhome-style rentals near the Pflugerville edge. Many communities are newer lease-ups, so specials can be deep while they fill.
The detail that trips renters up here is electric. This corner of the metro sits where Austin Energy territory meets areas served by Oncor, where you choose a retail electric provider. Across the 144 board buildings on Oct 25, 2026, 16 were Oncor plan-choice addresses, and many of those sit on this side of the metro. Plan choice can be useful, but it means picking a plan before move-in. We'll help you set it up before move-in.
Metro effective rent was $1,316 in Q2 2026 (Northmarq), and asking rent was $1,508 in May 2026 (Yardi). Across the 144 board buildings on Oct 25, 2026, electric split as Austin Energy 83, Pedernales 28, Bluebonnet 13, Georgetown Utility Systems 3, and Oncor with plan choice 16. That mix is why we check electric by address here rather than assuming Austin Energy.

Only at Oncor addresses, where you pick a retail electric provider. Austin Energy's territory reaches into parts of Manor and Pflugerville with no plan choice, so we look up the provider for each address before you apply.
East Parmer Lane addresses carry both 78754 (Austin) and 78653 (Manor) ZIPs. The mailing city doesn't decide the school district or electric provider, so we check both by address.
Use toll per trip × trips per week × 52 ÷ 12. At $4 a trip and 10 trips a week, that's about $173 a month, which goes into true monthly for that building.
