How does parking change what you’ll pay?
Parking can add a monthly charge that doesn’t show in the rent. At new Austin buildings, a reserved space, a private garage, or a second car often carries its own fee, and that fee belongs in true monthly the same way required fees do. When you compare buildings by true monthly, parking can decide which one costs less.
Parking types at new buildings
| Type | What you get | How it’s usually priced |
|---|---|---|
| Open surface | Any open space in the lot | Often included |
| Structured garage, open | Any space in the garage | Included at some buildings, monthly at others |
| Reserved space | A numbered space for your car | Monthly charge |
| Private garage | An enclosed, lockable garage | Higher monthly charge |
| Detached or attached garage | Common at build-to-rent homes | Often included with the home |
Downtown and mid-rise buildings lean toward structured garages with monthly charges. Suburban garden-style buildings lean toward surface parking with optional reserved spaces or carports.
Example math
A $75 reserved space adds $900 over a 12-month lease. If a nearby building includes garage parking, its rent can be $75 higher and still cost the same.
Questions to ask
- Is one space included with the unit? What about a second car?
- Is the garage open yet, or are residents parking on temporary surface lots during lease-up?
- What does a reserved space or private garage cost, and is there a waitlist?
- How do guests park, and what are the towing rules?
- Are motorcycles, trailers, or work vehicles allowed?
Parking charges are listed in the parking addendum. Required charges belong in your fee review; see required monthly fees for how fees enter true monthly.
EV charging
Many new buildings include EV chargers, but the setup varies:
- Shared chargers with per-session or per-kWh pricing through an app
- Assigned charger spaces for a monthly fee
- Private garages where you may be allowed to install a charger with permission
Ask how many chargers serve how many units, whether they’re Level 2, and how the cost is billed. If you’ll charge at home every night, that cost belongs in your monthly number too.
When transit lowers parking cost
If good transit lets you skip a space, or drop from two cars to one, the saving shows up in true monthly. MetroRapid 800 and 837 have run every 10 minutes at peak since June 7, 2026. See apartments near transit for buildings by stop distance, and our MetroRapid guide for the routes.
How we handle parking on your shortlist
We confirm whether parking is included, what extra spaces cost, whether the garage is open, and how EV charging works. Then we show true monthly with the parking you need, so a building with a lower rent and a $100 garage fee doesn’t look cheaper than it is. Parking is one line in our method to compare new apartment buildings side by side.
