How much are required fees at new Austin apartments?
At 12 market-rate buildings on our board, required monthly fees ran from $78 to $228 a month, with a median of $120.50 (published fee calculators, Oct 25, 2026). At the median, that’s $1,446 a year you’ll pay outside the headline rent. If you’re comparing two buildings on rent alone, fees can flip which one costs less.
That’s why we show true monthly on every building: net effective rent plus required fees, an electric estimate, the water charge, and parking. This guide covers what the fees are, what the law requires, and how to read a fee sheet.
The number to remember
Median required fee at 12 board buildings: $120.50 a month, $1,446 a year (Oct 25, 2026). The range was $78-$228.
What do required fees cover?
“Required” means every resident pays it, whether or not they use the service. The common ones at new buildings:
| Fee | What it usually covers | Typical structure |
|---|---|---|
| Technology package | Building Wi-Fi or internet, sometimes smart locks and thermostats | Flat monthly |
| Valet trash | Doorstep trash pickup on set nights | Flat monthly |
| Pest control | Scheduled and on-request treatment | Flat monthly |
| Package lockers | Locker access and package handling | Flat monthly |
| Water, sewer, trash | Utilities billed by the property | Usage or allocation formula |
| Amenity or community fee | Common-area upkeep at some properties | Flat monthly |
Optional charges such as reserved parking, storage, or pet rent aren’t required fees, but they still belong in your true monthly if you’ll use them. Our parking guide covers garage and reserved costs.
What are the rules for property-billed water?
Many new buildings bill water, sewer, and trash themselves, either from submeters in each unit or with an allocation formula (often called RUBS, a ratio utility billing system). Texas has rules for this. Under the Public Utility Commission of Texas rules in 16 TAC Chapter 24:
- The property must disclose the allocation method before you sign
- You can ask for past bills so you can estimate your share
- On submetered water, the service charge is capped at 9%
Ask for the method and a recent average for a unit your size. We request both as part of the written fee sheet.
What changed with Austin’s fee ordinance?
Austin’s apartment fee ordinance, No. 20260528-045, took effect in two steps:
- From Oct 1, 2026, owners of 50 or more units must itemize fees and advertise rent plus required fees.
- From Jan 1, 2027, everyone else follows the same rule.
For renters, that means listings inside city limits should start showing a rent-plus-required-fees number. Two things to keep in mind: buildings outside Austin city limits aren’t covered, and the advertised number may not include usage-based utilities, parking, or pets. Our true monthly already shows rent plus required fees, plus the electric estimate, water charge, and parking.
How do fees change the comparison?
Here’s how fees can flip a decision, using simple numbers:
| Building A | Building B | |
|---|---|---|
| Net effective rent | $1,250 | $1,290 |
| Required fees | $195 | $85 |
| Rent plus required fees | $1,445 | $1,375 |
| Yearly difference | $840 less at B |
Building A looks $40 cheaper on rent and costs $70 more each month. Over 12 months that’s $840.
How to read a fee addendum
When you get the written fee sheet, check:
- Which fees are required and which are optional
- Whether any fee is per person rather than per unit
- How water is billed: submeter or allocation, and the recent average
- Whether fees can rise during the lease
- One-time fees: application, administrative, amenity, and pet fees that affect move-in cash
If a fee wasn’t disclosed and shows up on your ledger later, we take it up with the community in writing and report back. Our lease addenda red flags guide covers the other pages to read before you sign.
Can fees be waived?
Required fees are rarely negotiable line by line. In high-vacancy areas, though, a community may waive a fee for a period as part of its special, or match a nearby building’s lower fees. At 25.0% vacancy in Far North Austin (Matthews Q2 2026), there’s more room to ask than in tighter areas.
Putting it together
Every card on the New Build Board shows true monthly with required fees, dated. If you’d like to run your own numbers, our true monthly calculator on the tools page uses the same formula: net effective + required fees + electric + water + parking. Or send us your all-in budget and we’ll get the written fee sheet for each building on your list before you apply.
